WELCOME
Welcome to the first Bellamack project update and congratulations for being one of the first to purchase land in Darwin's newest residential community.
By choosing to purchase in Bellamack you have invested in an integrated master planned community being delivered by experienced land developers Brierty Limited and Urban Pacific Limited.
Your new block is one of 219 lots that weve released at Bellamack in 2009 and come this time next year many of you should be moving into your new home.
We'd like to take this opportunity to bring you up to speed on the progress of the project and to ensure you know who you can speak to if you have any queries.
CONSTRUCTION UPDATE
If you have recently been out around Bellamack you will have seen that we are making great progress. Our construction crews have been busy since June and roads are now going in.
We're pleased to announce that we're on track with our development timelines and for those of you who bought in one of the first 116 lots - stages 1-3 (and part of stage 4) you can expect to take possession of your land in the first half of next year.
Some of you may have heard some scuttlebutt around town that the issue of titles for the first stages of Bellamack has been pushed out to November next year. This is very much not the case and you may have been confused with the development of Bellamack Gardens, a 28 unit development being undertaken by the NT Government's Land Development Corporation. Bellamack Gardens is expected to be completed by November 2010.
The Masterplan shows the extent of development for Bellamack being developed by Urban Pacific and Brierty Ltd and what is being developed by the NT Government.

BUILDER DISPLAY VILLAGE
The Bellamack Display Village will start construction next year with 11 new homes to be built along Forrest Parade by some of Darwin’s best home building companies.
THINGS YOU NEED TO KNOW
Now many of you will probably be putting some thought into what sort of home that you’ll build on your new Bellamack block and that’s great. It’s our job to make sure you’re aware of possible timelines and opportunities that might influence your decision making.
For starters we’ve got good news about how we can save some time and get your house coming out of the ground a bit quicker. To do this we are providing at each purchaser with a soil report at settlement which should knock between four and six weeks off your build time. This will allow your builder to get their building approvals more quickly.
Secondly you might want to look at whether you are eligible for government funding grants which can be up to $14,000. If you’re a first home owner you can still apply for the First Home Owner’s Boost and if it’s not your first home you might be eligible for Buildstart.
Go to www.housingnt.nt.gov.au to check for eligibility details and make sure you don’t miss the deadline which is 31 December this year.
Remember you have to have a contract with a builder by then and given many builders have advised us that they will be closing for Christmas around the 18th of December you may need to get cracking. In order to receive any of these grants, construction of your home must commence within 26 weeks of signing of the contract with a builder.
The other thing to remember is that we are only a phone call away if you have any queries about your purchase, the house design covenants or the title timelines for your block of land.

SUPPORTING LOCAL INDUSTRY
Last of all remember that by purchasing a block in Bellamack you are supporting local Territory jobs on a local Territory project.
Brierty Limited has so far directly employed a team of 25 staff and all but 3 have been recruited locally.
Including contractors and consultants, the Bellamack project has so far supported over 200 Territory jobs across a range of industries. With this four year project ready to ramp up significantly in 2010 this support will only grow.
In total Bellamack will deliver a total of 679 blocks over the next 3 years. 2010 is going to be pretty busy for us as we aim to construct over 200 blocks.
With titles for the first blocks to be issued in the first half of next year we are expecting to welcome some of you as the first Bellamack residents by the end of next year. We are really looking forward to welcoming you into your new community.
